Business update - February 2026

Hello and welcome to the latest update on my property business.

Read on to see what I’ve been up to since the start of 2026…


A bungalow I viewed this month with lots of potential.

Over the past few years, I’ve developed some solid lead generation strategies. This means I often come across more development opportunities than I have capacity to take on. It’s not a bad problem for a developer to have but I can’s help but feel like I’ve missed many opportunities to generate revenue.

So my primary focus at the moment is growing the sourcing aspect of the business. That means securing sites and properties with potential for development which I can pass on to developer clients.

I will primarily be focusing on three categories of opportunities where I feel my expertise lie:

  • Land that has the potential to be developed with new build schemes.

  • Buildings that are suitable for conversion to blocks of apartments - or blocks that have the potential for further optimisation.

  • Bungalows that are run down and in need of a new lease of life - just like the one above.

I’m excited to be working on something new. It’s put me out of my comfort zone - once again - but I’m hoping it will allow me to create a more scaleable business that can grow over the coming years. I’ve been doing a lot of networking with other developers and investors with a view to building a client base that I think will be a good fit to work with me.

Meanwhile, I will still be doing my own projects when I come across the right opportunities. Hopefully, focusing more heavily on sourcing rather than project management will mean I can cherry-pick the best projects for myself!

One of my main selling points when pitching to vendors is my ability to purchase quickly and without relying on a mortgage.

That’s why I have focused on raising private finance from day one. It creates a win-win situation for me and the investor and ultimately allows the seller to achieve what they want quickly.

I’ve raised well over a million pounds in investment to date and I currently pay out somewhere in the region of £100,000 each year in fixed interest.
